LPS Advisory Ltd is a boutique, London-based firm of Chartered Property Surveyors and RICS Registered Valuers, providing independent professional advice across building surveying, valuation and specialist property consultancy. The practice operates throughout London and the South East, with particular expertise in prime central and established inner-London residential property.

We are regulated by the Royal Institution of Chartered Surveyors (RICS) and undertake our work in accordance with RICS professional, technical and ethical standards. The practice is covered by professional indemnity insurance placed with a leading UK provider and is a member of The Property Ombudsman (TPO) service and the Federation of Small Businesses (FSB).

Our work includes condition-based surveys of residential and commercial property, defect analysis and advisory reporting, together with detailed and robust valuation reports prepared in accordance with the RICS Valuation – Global Standards (the Red Book), effective 31 January 2025, and the International Valuation Standards (IVS). Valuations are provided for a wide range of purposes, including statutory, tax, dispute-related and advisory instructions.
Our advice is clear, evidence-based and proportionate to the property and instruction. ​Our approach is detailed and methodical, with a strong emphasis on understanding construction, risk and long-term performance rather than providing superficial or template-driven advice. All instructions are subject to appropriate conflict of interest checks in accordance with RICS professional standards.

LPS Advisory operates as a focused professional practice, supported where necessary by a trusted network of specialist consultants and partner firms. These include NICEIC-accredited electricians, Gas Safe registered engineers and plumbers, drainage specialists and structural engineers, who may be introduced where further specialist advice or investigation is required. This allows us to provide coordinated, proportionate advice while remaining independent and objective in our core surveying and valuation role.

Our Vision
LPS Advisory Ltd aims to provide clients with a 360 degree vision of any property we are instructed to survey. Where appropriate, this may include enhanced inspection techniques such as drone technology, to assist with the assessment of elevated or otherwise inaccessible areas. We are highly experienced and well equipped in identifying defects including roof leaks, dampness, timber decay, structural movement and subsidence.

Our inspections and appraisals are supported by a combination of professional judgement, specialist surveying equipment and modern digital and AI-assisted software, which is used to aid data analysis, reporting accuracy and consistency. This, together with our extensive knowledge of the London property market, allows us to provide clear, robust and carefully reasoned surveys and valuations.
