Lease Extensions and Enfranchisement:

 

Whether you are seeking to pursue a statutory lease extension or collective enfranchisement, or require valuation advice as a leaseholder or freeholder, we are able to provide clear and independent professional guidance throughout the process. Our advice covers matters arising under the Leasehold Reform, Housing and Urban Development Act 1993, together with the Leasehold Reform Act 1967 where applicable to houses.

We provide valuation and advisory support to assist with negotiations, statutory claims and dispute resolution, acting for both leaseholders and freeholders where instructed. Advice is informed by current valuation practice, relevant case law and the requirements of the RICS Valuation – Global Standards (effective 31 January 2025).

We are closely monitoring the Leasehold and Freehold Reform Act 2024, which has received Royal Assent. While certain reforms have been legislated for, aspects of the regime are still awaiting implementation and secondary legislation. We remain up to date with developments and can advise on their anticipated impact as changes come into force.

Expert Witness:

 

A surveyor acting as an expert witness owes an overriding duty to the Court or Tribunal to provide evidence that is independent, objective and unbiased, irrespective of the interests of the instructing party. We accept expert witness instructions in matters relating to residential property valuation and building pathology, drawing on extensive experience within the London real estate sector across dispute-led and advisory contexts.

We are able to act as a Single Joint Expert or as a separately instructed expert, as appropriate to the proceedings. Reports are prepared in compliance with the Civil Procedure Rules (CPR) Part 35, the associated Practice Directions, and where relevant the Family Procedure Rules (FPR) 2010 Part 25. Our advice is clear, reasoned and proportionate, whether instructed in connection with arbitration, negligence investigations, property disputes, or other litigation-related matters. Where required, we are able to attend Court or Tribunal to give oral evidence and assist in the resolution of proceedings.

Investment Advice:

 

An experienced chartered surveyor can provide informed and independent property investment advice across a range of asset types and strategies. We advise on matters including acquisition and disposal, asset performance, risk assessment, and longer-term ownership considerations for residential and mixed-use property.
