We are able to provide the following services:

​​Defect Reports:

Analysis and diagnosis of defects and recommendations for repair, based on years of building pathology training, experience and knowledge. We use industry leading technology and equipment and are experts at diagnosing common building defects such as dampness, condensation, mould, timber rot and decay, structural movement, subsidence, drainage issues, insufficient ventilation or insulation, defective fenestration (windows and doors), roof disrepair, or problems with the services. If necessary, we are in partnership with specialist firms who can provide further advice and support.

Drone Surveys:

We are able to offer Drone inspections in order to gain visibility of otherwise inaccessible areas. This valuable additional service can be arranged subject to a separate agreement. A drone survey can be used to diagnose roofing defects in order to obtain quotations for roofing repairs. Here at LPS Advisory we use industry leading drone technology (the DJI Mini 4 Pro) and we are highly experienced drone pilots with Flyer and Operator IDs, and third party liability insurance.

Snagging Surveys:

A report on the condition of new build properties, to ensure that works have been completed satisfactorily. A snagging survey is a process that involves inspecting a new or recently built property for defects or shortcomings that may not meet the standard you were hoping for. The purpose of the Snagging Survey is to identify any issues that need to be addressed by the developer or builder, before the property is signed off as finished or purchased.

Party Wall Agreements:

You may require a Party Wall surveyor if you or your neighbour are planning to undertake an extension, or carry out structural alterations. The proposed works may well fall under the provisions of The Party Wall etc. Act 1996. We are experienced in providing Party Wall Notices, Party Wall Awards and Schedules of Condition. We are able to act as the appointed surveyor for the building owner, adjoining owner, or act as agreed surveyor for both parties, and will handle negotiations, oversee disputes and follow all necessary procedures under the Party Wall Act 1996.

Insurance Reinstatement Cost Assessments:

This is usually required for insurance purposes. It is wise to have this commissioned on a three year cycle, to ensure that your property is insured for an accurate sum. It involves establishing the hypothetical like for like cost to replace and reconstruct a property, including the costs of demolition and site clearance and all professional fees incurred. This cost would be to reconstruct the property to conform to modern day Building Regulations and has a direct impact on the insurance premium for any given property.
